However, that has not been the case most months for the DFW real estate market in general.

The closed sales reports for the month of July are now out and we are glad to report a rise in several categories. The highest jump comes in the category of closed sales for townhomes and condos with a 36% increase. The most watch category of single family preowned sales had a healthy rise of 18%.

The indications that we had more buyers in the market purchasing homes in July is encouraging news for all of us who live in the DFW and surrounding areas. What about sales prices? Did they rise too? Prices did not fair as well as the # of closed sales taking a drop in the month of July. Single family preowned home sales prices declined by 4% while condo/townhome prices dropped by 9%.

One thing to remember to remember about the slight decline in pricing for July is that the statistics include both owner occupant properties and foreclosed properties including other distress sales. Every property must be viewed in relationship to the trends and comparables surrounding that particular propety. It is always dangerous to try to apply statistics to any particular property. Should you be interested in how the value of your property is in today's market, give one of our Realtors a call to discuss the specifics of your situation.

We all know that owning residential real estate involves much more than just the financial aspect of homeownership. We buy a lifestyle when we purchase our homes. The lifestyle for our families to enjoy and a place to make memories that last a lifetime.
DFW July Closed Sales Report

Fortunately for the clients of Coldwell Banker Apex, we have been experienced a rise in closed sales since last year. However, we should never forget when watching the ups and downs of the monthly real estate market, that most of us purchased our homes for reasons in addition to the financial benefits of homeownership. We purchased a lifestyle for a family. A place to raise our families and invest in memories that last a lifetime.
July DFW Closed Sales Report

Fortunately for the clients of Coldwell Banker Apex, we have been experienced a rise in closed sales since last year.
